You even get to start depreciating the property, which is another write-off. We recommend speaking with your accountant to see what your tax implications will be.   • I live far from my rental property. Does it make sense for me to hire a property management company to manage my property?
    Wanderlust can keep an eye on your rental property to make sure that the tenants/guests are taking good care of it. In addition, we have contractors we work with and trust for various repair jobs, which can save rental property owners money and time.
  • How often do you check on my property?
    The first step is our initial evaluation of your property. One of our managers will come out and go through the house and assess the condition and give recommendations and suggestions to maximize the rental value and minimize risk. They also do a benefit analysis and plot different rent scenarios against your expenses, so you can see what the cash flow would look like. Prior to the tenant checking in we conduct a move-in evaluation. We do it again when they check out. If there is maintenance needed, our techs will fill out a property form which gives us more eyes looking at your property. Houses do wear out - everything from roofs to floor covering to appliances, therefore, the managers do quarterly evaluations noting how things are holding up.
  • Do I lose control of my property once you start to manage it?
    No. We work for you and our written property management agreement sets the parameters.
  • Do you handle tenant issues late at night?
    Yes. Our managers will take all calls. We will talk with the tenant to determine how best to proceed.
  • Can I use my own vendors?
    Yes. We will gladly contact the company you specify as long as they are licensed and comply with our policies.
  • Can you pay my bills?
    Yes, if you select our Comprehensive property management package, we will gladly pay your utility bills or have them serviced through Wanderlust Property Management account. With this package, we can also pay your HOA dues, insurance, property tax, and mortgage. There must of course be sufficient cash flow from the property to cover such expenses, and we may require you to set up a reserve fund for this purpose.
